PropScribe is report writing software for UK residential surveyors. You capture notes and photos on site with the iOS app, PropScribe uses AI to turn your notes into a first draft laid out in the RICS Level 2 or Level 3 report sections, and you review, edit and sign off the report on the web or your phone before exporting it as a PDF.
Chartered and residential surveyors in the UK who write RICS Home Survey reports, working on their own or in a firm. Sole surveyors use the Professional plan, and survey practices can set up a firm account with a seat for each surveyor.
RICS Home Survey Level 2 and Level 3. Both are available on the free trial and on paid plans. Level 1 reports aren't supported.
The Level 2 and Level 3 reports are built around the report structure in the current (1st) edition of the RICS Home Survey Standard: the same lettered sections, elements and condition ratings. PropScribe isn't certified or approved by RICS, and using it doesn't change your own obligations under the standard. You're still responsible for the inspection and the report. Our guide to the 2nd edition covers what's coming.
No. PropScribe is an independent product made by PropScribe Ltd. It isn't affiliated with, endorsed by or approved by RICS.
Yes. In the iOS app you open the section you're inspecting and speak your notes, and they're turned into text as you go. Where your iPhone or iPad supports it, speech recognition runs on the device itself. You can take photos against the same section so they end up in the right place in the report.
Yes for capture. Notes and photos are saved on your phone and sync to your account when you're back online, so a roof space or a rural property with no signal isn't a problem. The AI drafting happens on our servers, so that part waits until you have a connection.
Yes, there's a native iOS app for iPhone and iPad. It's a free public beta on Apple's TestFlight for now, and the iPhone app page explains how to join. It's where you capture notes, dictation and photos on site, and you can also read and edit your reports in it. There isn't an Android app at the moment.
Yes. The web app runs in a modern browser and is where most surveyors review and edit the draft, add branding, preview and export the PDF and email the report. Everything syncs between the web and the iOS app.
A PDF laid out in the RICS Level 2 or Level 3 report format, with your photos and your own branding on Professional and firm plans. You can view a sample report. During the trial, PDF previews are unlimited but watermarked. Clean PDFs and emailing reports to clients need Professional.
The AI turns your own site notes into report wording for each section, and can rewrite a passage when you ask it to, for example to make it clearer or shorter. It works from what you recorded on site. It doesn't inspect the property, choose your condition ratings for you or send anything to your client.
You are. The AI gives you a first draft, and you read it, change anything you'd word differently and decide what goes in the final report. Nothing is sent to a client until you export or send it yourself.
Yes. Every AI-assisted edit is logged with the section, the time and the AI model used, and you can export that record for each survey. It's there if a client, insurer or RICS ever asks how a report was produced.
No. We don't use your data to train AI models. Your notes are sent to a third-party AI service only to produce the draft text you asked for. The privacy policy has the details.
PropScribe is EU-hosted. Your surveys, photos and account data are stored with Supabase in the EU (Stockholm), encrypted in transit and at rest.
Yes. In Settings you can export all your data, which downloads your surveys, report text and account details in one file. You can also download each finished report as a PDF. If you want to leave, you can delete your account from Settings too.
